You’ll also find helpful checklists, key terms, and insight into how the local markets work here in Los Angeles.

Step 1: Consultation & Representation

Discuss your goals, needs, and preferred neighborhoods.

Review and sign a Buyer Representation Agreement (CAR Form BRE).

Step 2: Mortgage Pre-Approval

Obtain a pre-approval letter from a lender to understand your price range.

Required documents typically include W-2s, bank statements, and credit reports.

Step 3: Home Search

Tour properties in person and online.

Evaluate commute, schools, amenities, and resale potential.

Step 4: Making an Offer

Offers are written on the CAR Residential Purchase Agreement (RPA).

Include earnest money (typically 1–3% of the purchase price).

Negotiate terms, contingencies, and timelines with the seller.

Step 5: Opening Escrow

After acceptance, escrow opens (usually 30–45 days).

Your deposit is held in a neutral escrow account.

Escrow ensures all funds and documents are properly handled.

Step 6: Inspections & Disclosures

Schedule a general home inspection and specialized reports (roof, sewer, termite, etc.).

Review disclosures including: Transfer Disclosure Statement (TDS) Seller Property Questionnaire (SPQ) Agent Visual Inspection Disclosure (AVID)

Request repairs or credits as needed.

Step 7: Appraisal & Loan Approval

Your lender orders an appraisal to confirm property value.

Complete underwriting and receive final loan approval.

Step 8: Closing & Key Delivery

Conduct a final walkthrough to verify property condition.

Sign closing documents with escrow and lender.

Once recorded with the Los Angeles County Recorder, you receive your keys!
